When does my Halifax fixed rate end?
Like every UK lender, Halifax moves you onto its standard variable rate the day your fixed or tracker deal ends. The gap between a competitive fix and an SVR is typically two to four percentage points, which on a buy-to-let balance is hundreds of pounds a month. The fix is knowing your date and working backwards.
Finding your Halifax deal end date
- Your mortgage offer letter: the product end date is stated on the offer you signed.
- Your annual mortgage statement: sent every year; shows the current product and when it ends.
- Online account or app: most lenders, including Halifax, show your product end date under your mortgage details.
Careful: the deal end date is not your mortgage term end. The term is the whole loan (say 25 years); the deal is the 2-year or 5-year product you are on now. The deal date is the one that costs you money when it passes.
The remortgage timeline, working backwards
6 MONTHS OUT
Start the clock. Most lenders let you secure a replacement deal up to six months ahead, and a new offer typically stays valid until your current deal ends. Rate-watching starts here, not at the last minute.
3 MONTHS OUT
Talk to a whole-of-market broker or check your lender's product-transfer options. A full remortgage to another lender usually completes comfortably inside three months; a product transfer with your current lender is faster but worth comparing, not defaulting to.
1 MONTH OUT
Decision time. If nothing is agreed, you have weeks before the standard variable rate starts. Product transfers can still complete this close; a full remortgage is now tight.
2 WEEKS OUT
Last call. From the day your deal ends, every day on the SVR costs you money. If you are here without a plan, a product transfer is usually the fastest exit.
