Your Gas Safety is valid for 12 months from the date of issue. After that, it expires and you must have a new one in place. There is no grace period — expiry means immediate non-compliance.
Recommended action: Set a reminder for 3 months before expiry. This gives you time to find a qualified professional, schedule the inspection, and handle any remedial work before the deadline.
Early Renewal and Backdating
The 2-Month Backdating Rule
For gas safety certificates, if you arrange the annual check within the last 2 months of the current certificate's validity period, the new certificate is backdated to the expiry date of the old one. This means you get a full 12 months from the original expiry date, not from the date of the new check.
Example: Your current CP12 expires on 1 September. If you arrange the new check any time between 1 July and 1 September, the new certificate will be dated 1 September and will be valid until 1 September the following year. You do not lose any time by renewing early.
If you renew more than 2 months early, the new certificate runs from the date of the actual check. You would lose the remaining time on your old certificate, so the 2-month window is the sweet spot.
What Happens If You Miss the Renewal
From the day after your Gas Safety expires, you are in breach of your legal obligations. The consequences are immediate:
Financial penalty
Fines of up to Unlimited (criminal offence) per property. Fines are per breach, so each expired certificate on each property is a separate offence.
Section 21 blocked
You cannot serve a valid Section 21 eviction notice until you have a current Gas Safety. Any notice served without one is void.
Criminal prosecution
Non-compliance with Gas Safety requirements is a criminal offence. Conviction can result in Up to 6 months imprisonment and/or an unlimited fine.
Insurance risk
Your landlord insurance may be invalidated if you are non-compliant with legal safety requirements. A claim made during a period of non-compliance could be rejected.

- Coordinate with tenants — give tenants at least 24-48 hours written notice of the inspection. Be flexible with timing to ensure access.

- Budget for remedial work — if the inspection reveals defects, you may need to pay for repairs before the certificate can be issued. Allow a contingency of £60–£120 for potential remediation.
- Keep the old certificate — retain previous certificates for at least 2 years as evidence of your compliance history.
