Terms of service

The service

CertWatch records property compliance dates and sends reminders. It is an administrative tool, not a certification, legal opinion or substitute for advice from a qualified professional. You remain responsible for the accuracy of source documents, renewals and legal compliance.

Portfolio setup packages

Portfolio 10 covers up to 10 properties for £249, including 12 months of Starter. Portfolio 50 covers up to 50 properties for £499, including 12 months of Pro. Agency 150 covers data entry for up to 150 properties for £999, including 12 months of Agency.

The annual software element renews at £119.88, £239.88 or £479.88 respectively unless cancelled before renewal. Prices exclude VAT where applicable. You can manage renewal through the Stripe billing portal or contact us.

Setup scope and timing

We enter properties, accepted certificate types, issue dates, expiry dates and dashboard reminders from the complete, readable files you supply. The five-business-day target begins when the complete intake arrives and pauses while information is missing or unreadable.

If we miss the agreed setup date, we add one month to the CertWatch plan. If you report a data-entry error and we do not correct it within one business day, we add one month. This promise covers our data entry and timing, not the legal validity or completeness of a certificate.

Your source data

You confirm that you are authorised to provide the files and instructions. You must remove tenant identity, financial and special category data. We may reject or delete files outside the accepted scope.

Cancellation and statutory rights

Nothing in these terms limits rights that cannot lawfully be excluded. If you are acting as a consumer, distance-selling cancellation rights may apply. If you ask us to begin setup during a cancellation period and then cancel before completion, we may charge a reasonable amount for work already supplied where the law permits.

Email certwatch@rogergroup.xyz to cancel a setup order or subscription. We will confirm the request and explain any work already completed, refund due or software access end date.

Acceptable use and liability

Do not attempt to access another customer's account or files, upload unlawful content, interfere with the service, or use CertWatch to misrepresent compliance. To the extent permitted by law, our total liability arising from the paid service is limited to the amount you paid us in the previous 12 months. Nothing excludes liability that cannot lawfully be excluded.
