Certificate details

Gas Safety (CP12)

Annual gas safety check by a Gas Safe registered engineer. Landlords must provide a copy to tenants within 28 days.

EICR

Electrical Installation Condition Report. Required every 5 years or at change of tenancy.

Renew every 60 monthsFine: £40,000

EPC

Energy Performance Certificate. The current minimum is Band E. Government policy targets a higher standard from October 2030, subject to the required legislation. Valid 10 years.

Right to Rent

Check tenants have the right to rent in the UK before tenancy starts. Follow-up checks for time-limited permissions.

Smoke & CO Alarms

Smoke alarms on every floor, CO alarms where solid fuel or gas appliances. Test at start of each tenancy.
