Regional context
Northern Ireland landlord compliance is overseen by the Health and Safety Executive for Northern Ireland (HSENI) for gas safety and the Department for Communities for housing standards. The Private Tenancies (Northern Ireland) Order 2006 governs the private rented sector. There is no Section 21 equivalent. Landlords must register with the Landlord Registration Scheme NI.

Certificate details
Gas Safety (CP12)
Annual gas safety check by a Gas Safe registered engineer. Landlords must provide a copy to tenants within 28 days.
EICR
Electrical Installation Condition Report. Required every 5 years or at change of tenancy.
EPC
Energy Performance Certificate. Must be minimum Band E (Band C from Oct 2030). Valid 10 years.
Right to Rent
Check tenants have the right to rent in the UK before tenancy starts. Follow-up checks for time-limited permissions.
Smoke & CO Alarms
Smoke alarms on every floor, CO alarms where solid fuel or gas appliances. Test at start of each tenancy.
HMO/Selective Licence
Required for HMOs with 5+ occupants forming 2+ households. Some councils require selective licensing for all rentals.
Landlord Insurance
Buildings insurance is a mortgage requirement. Landlord-specific policy covers rental risks, liability, and loss of rent.
Legionella Risk Assessment
Risk assessment for Legionella bacteria in water systems. Recommended every 2 years. HSE guidance for landlords.
