Scotland Landlord Compliance Checklist

Scottish compliance under the Repairing Standard. This checklist covers 7 certificate types you need to track, with renewal cycles, maximum fines, and whether non-compliance blocks Section 21 eviction notices.

Regional context

Scottish landlords must register with the local authority under the Antisocial Behaviour etc. (Scotland) Act 2004. The Private Housing (Tenancies) (Scotland) Act 2016 introduced private residential tenancies with no Section 21 equivalent. The Repairing Standard requires landlords to ensure properties meet specific condition criteria, enforced by the First-tier Tribunal for Scotland. HMO licensing is handled by individual local authorities.

Certificate details

Gas Safety (CP12)

Annual gas safety check by a Gas Safe registered engineer. Landlords must provide a copy to tenants within 28 days.
