Wales Landlord Compliance Checklist (Renting Homes Wales Act)

Wales-specific requirements under RHWA 2016. This checklist covers 8 certificate types you need to track, with renewal cycles, maximum fines, and whether non-compliance blocks Section 21 eviction notices.

Regional context

Wales operates under the Renting Homes (Wales) Act 2016, which replaced assured shorthold tenancies with occupation contracts. Landlords must be registered with Rent Smart Wales and hold a licence to let or manage rental properties. EICR and gas safety requirements mirror England, but the Fitness for Human Habitation (FFHH) standard imposes additional property condition obligations. Section 173 notices replace Section 21.

Gas Safety (CP12)

Annual gas safety check by a Gas Safe registered engineer. Landlords must provide a copy to tenants within 28 days.
